Selling a Property
When you want to sell your property, you will normally first market it for sale usually through your local estate agents. We will normally start the process by sending a contract to the buyer’s solicitors. You will be expected to complete some property information forms, these forms gives details of the property and what would be included in the sale.
You might have to answer specific questions raise by the buyer’s solicitors as the sale transaction progresses. Once the buyer confirms they are ready to complete, a day would be set for exchange of contracts and another day set for completion. In some cases, exchange of contracts and completion could happen simultaneously.
On the day of completion, any current mortgage on the property is paid off and the proceeds of sale, after paying all expenses (i.e. Solicitors’ fees, Estate Agent fees etc.) are paid to you.
Buying a Property
The first step would be to find the property that you wish to buy, once you have decided on the property to purchase, we will carry out few searches against the property you wish to purchase. The searches would give you detailed information about the property and its surrounding area.
We will check the title to the property to ensure that you obtain a good and rewarding title so that the property can be marketable in future should you wish to re-sell.
If you are purchasing the property with the help of the bank, you will need to obtain a mortgage, once you have been offered a mortgage, the transaction would proceed. If you are paying for the property without a mortgage you will need to arrange for funds in time for the property purchase to proceed.
We will ask you to sign various forms before completion of the purchase, once all relevant forms have been signed, completion will take place. On the day of completion you will be given the keys to your new home.
